An open house may present the perfect opportunity for your agent to provide extra exposure for your home. You’ll want to make sure that your property is show ready for potential buyers by following the steps below.
Pre-Open House
Promotion: Your agent will likely utilize all of their promotion outlets to let people know about your open house, and your home! Even if a potential buyer doesn’t attend the open house, this is a great opportunity to show off the listing and gain extra exposure. And, you can help, too! Your friends, family and neighbors are all great sources for potential buyers. If you’re comfortable, share your listing with them in-person, or online. Your agent should also be able to share a graphic, flyer and/or link to your home for easy sharing.
Clean & Declutter: Since your home is already listed, we’re guessing it’s spruced and ready for showing. BUT, just in case, analyze your space a few days before your open house. A freshly cleaned home will wow buyers, and it never hurts to take another look at your belongings and do a little extra de-cluttering.
Yard Work: A few days before your open house make sure to spruce up the yard a bit. Freshly cut grass and the addition of new mulch or pine straw will freshen up your outdoor space.
During the Open House
Plan to be away from your home for the entirety of the open house. If you’re able, it’s a great idea to take pets with you. Your agent should arrive at your home 15-30 minutes before the open house. They will walk your home and turn on all lights, open closet doors, blinds, etc.
Post Open House
After the open house, your agent should be able to provide feedback about your home. Generally during an open house agents will acquire a potential buyer’s opinions on your home’s pricing, staging, layout and design. Although some opinions should be taken with a grain of salt, this is a great time to analyze those opinions and decide if any pricing or aesthetic changes need to take place to sell your home.
